Avanti to launch three prestigious projects worth Dh 1bn
Avanti Holding has announced the launch of three projects at the same time, in Dubai. The news came to reaffirm the company’s position as a key player in the real estate industry across the U.A.E.
The company already delivered to the market 6 other projects in the last two years in the UAE, the new projects, with a total value of Dhs1bn (Dhs1,000,000,000) are mainly prestigious upper middle class accommodations; the first project, called Serenity Lakes and Giordino Rotondo, will be situated in JVC, while the third one and most prestigious project, will neighbor JVC, the Archery Tower, will be located at the Sports City.

This Avanti Holding is company owned by a great lier “known as” DR. ISSAM DAOUD. The COO Khaled Chabaan is not aware about documentation and he was saying is not true. How many Serenity lakes this company have? and how many times they sold each unit and the ESCROW ACCOUNT for this project “Ghost”. BEWARE OF THEM

I found out from RERA that Issam Dauod is Dubai jail and his case is in dubai courts.

And i went to site yesterday and saw machines moving on the land to commence construction. I think they were delayed because they had to redesign the building to comply with a new requirement, i think its green building or something like that.

My husband and I have invested in Archery Tower, and we faced no problem with the company. We made necessary background checks and due diligence before investing. Although property values in Dubai have fallen in general, we still think this project has good return-on-investment potential.

But if you need further information why don’t you call their project management company or the construction company, they are the ones responsible for the construction. Avanti offices only do the collection.

But keep in mind that some companies are self funded, and Avanti is one of these companies which wasn’t affected as the other ones. Their projects are in full swing.
Who are my friend? Why do you support this company and chairmain Issam Daoud so much… We all know he is gone missing. Ive been to their office just yesterday. No one is there. Good day,
It is clear that people that invested in Serenity Lakes or any other Avanti’s project is concerned about the situation, basically:
I called Nakheel and they didn’t know about Serenity Lakes. May be the person that I contacted was not aware of this project… and I haven’t call back again.
1) The project is facing a major delay
2) Avanti’s offices at DIP are closed,
3) Nobody answers the phone number of Avanti’s webpage (+971 4 8135700) under the section “contact us (http://www.avanti-holding.com/av_hol_contact.php)”
4) Investors (me included) initially paid installments within a Standard Chartered account which was not an Escrow Account, (I went to RERA to check it), instead of the Emirates Islamic Bank. Of course this happened before the Escrow Account was on service but Avanti didn’t send (at least to me) any notification to continue the payments on the Escrow Account (EIB).
5) There are some inconsistencies between the pre-contract agreement and the contract and purchase sales agreement.
6) The only way to communicate with Mr. Daoud is through email (drid@avanti-holding.com) but I already sent 2 emails (or the same email twice regarding point #5) without having any answer so far.
7) After the email sent by Mr. Daoud on 21/May/2009 in which he stated that “the contractor, will start at site within this month” I have been calling the Albina Project Management on +971 4 3452022 for Serenity Lakes (Serena 2) and the start up of the construction is always expected to start during “this month” but 3-4 months in a row has passed and still I am getting the same answer… can someone clarify why?
9) On 21/May/2009 an email from Mr. Daoud promised that “you will receive a biweekly update on all the detailed procedure of the development” but I haven’t received the first BIWEEKLY update after that message.
10) There is no one that can answer from Avanti, about payment re-schedule, contract issues, timing update, etc. The only contact point with Avanti is just an email that doesn’t reply back.
To Avanti’s personnel, please try to understand that as investor, we know that things can be delayed; we understand that rules and regulations might slightly change… BUT, we need to ALWAYS have a contact or focal point to inform us timely on the progress. If delays occur we just need to know why, so we can expect a reasonable grow for our money in a sound investment arena as it is Dubai.

I have just contacted the number above and it relates to the devlopers who is managing serenity. It does seem that things are progressing slowly. However my biggest concern is that there is no contact for Avanti. No one responds to the email. There is no tel no, Nothing. I was not contacted when they left DIP. And if the the office has moved where to. The emirates office is also closed.
If anyone from Avanti is reading this then please contact me and your investors and re-assure them that things are progressing and have the courtesy of leaving a contact number if you move office.
The good news is an escrow account has been set up and the funds are secure. I have been advised that projects that have not started and have escrow accounts then you should get 100% of your money back.
Serenity 5 which I have invested in has not started so I am going to keep trying to contact avanti over the next few weeks and if I get no reasonable response then I have been advised to contact dubai courts to retrieve my funds.

I heard good news lately. A big local company owned by member of the royal family in Dubai is buying Avanti. Issam Daoud will be coordinating with them to build all the projects. I think the guy is working hard and he will stand on his feet again.We are optimistic now.

What is the status on The Palisades Development? Money has been taken from the investors yet there has been only limited development at the site in Dubai Investments Park. We, as investors, need to know the status and we need to know that our money is safe. With only limited development apparently having taken place, we expect to have our money returned to us. The project should have been well under construction right now, if not completed, yet we are still waiting for breaking of the ground to occur. I strongly suspect that the development schedule included in the contracts of many people has been surpassed. This surely makes it a breach of contract, and surely allows investors some sort of course of action, included but not limited to a full refund of their invested funds?
Many of us have lodged complaints against the developer, Pearl Properties, as well as Avanti, at the RERA website. Please contact your investors to provide a proper status update.

For those who have invested money with Avanti, I suggest you start going to Dubai courts after verifying that the project is not registered with RERA.
Apparently Dr. Daoud has assigned someone called Maya to handle his emails for him while he vanished either in ‘JAIL’ or fled the country( I will verify this info in the coming week after I visit his close acquaintances!).
The project management company handling the construction of Serenity lakes has no clue about the project updates other than what Issam Daoud has mentioned in the emails. There is also one architect who is apparently working on the project and every time I try to contact him , he seems to go to the ‘bank’ for some reason!
Guys you need to protect your money, so start taking the necessary legal action !
I have been conned by Avanti as well. I would be eager to find out where Dr Daoud is.

Dev, I hope you’re reading this. The standard chartered account No. 01730283501 is not an escrow account. This is most probably Issam Daoud’s personal account or someone else’s who is helping him with this whole scandal ! The escrow account mentioned in RERA website is 0014-248148-080 in Emirates Islamic Bank.
Serenity Lakes 2 or 5 are not mentioned on the RERA website which makes you believe there is something fishy !

I am also an owner of a Serenity Lakes appartment and have tried every option to try an get even a response from Daoud.
A fellow owner/investor provided me with the link to this site.
I have several years worth of correspondence to and from Avanti in which almost every question asked is responded to with either “we will start next month” or “due to changes by RERA, Nakheel or Laws…”.
I have been to speak to lawyers and have been to RERA and lodged complaints. As stated by many others on this site, nothing has come of this.
The following are facts (confirmed by myself personnaly through many months of calls, site visits, visits to banks and RERA):
1 – Daoud and Avanti can not be contacted. There are NO working telephone numbers for either Daoud or Avanti. Their office DOES NOT EXIST. I have been to the location they indicated on their website and in e-mails to us. There is NOTHING THERE!!!
2 – One of the other owners has tried, through lawyers, to contact Daoud. This has failed (no surprise here).
3 – The Standard Chartered Account WAS NOT AN ESCROW ACCOUNT. I have contacted the bank and this account has been closed.
4 – The Emirates escrow account exists. I have contacted Emirates Bank and confirmed that installments are in there.
5 – They cannot,however, confirm if the money from the Standard Chartered account has been transfered to the Emirates escrow account. If anyone knows any information pertaining to this transfer (from Standard Chartered to Emirates Bank) – please advise.
6 – The Dubai Court is the ONLY party which can instruct the bank to release the funds back to us. In considering the legal route, keep in mind that:
The Court costs are based on a percentage of the amount you are trying to recover. This is also the case for the legal fees.
The only thing to do is to combine forces to do a joint case against Avanti. For those people who’s money is in escrow, at least there is a chance of getting some of it back.
7 – Construction has not started. My problem is that if it does, then Avanti will request more money. They clearly do not have enough money to even keep their office open. So how on earth will they finance the completion of the project!!??!
The only way they can hope to do this is to start construction and then get the rest of the money from us. But because so many of us have been scammed, who of us will put more money into a company that does not even have an office!?
If your answer to the above question is “NO, I won’t put more money in”, then rest assured that more people are thinking this. This means that Avanti will most likely not be able to complete the building.
Keep in mind that there is a lot of investors that are in the same boat – Pallisades, Serenity.
I cannot confirm where Daoud is, he is apparantly working through a relative. I see that one of the other people who has commented on this site has contact with people close to him. Have you had any feedback?
If you are seriously committed to taking legal action as a joint group of investors, please advise. I suggest we each send a confirmation e-mail to samerelhaj@hotmail.com.
The steps will be as follows:
1 – note your agreed participation – only if you are serious to go to Court!
2 – Once a list of people has been compiled we can get a lawyer to contact each of us to determine the legal and court fees.
Samerelhaj, please advise if you are able to coordinate or if we must nominate someone else to do this. Preferably someone who has legal contacts or is at least living in Dubai.

Kindly find an update on the projects you have invested in, Serenity Lakes.
The contractor has almost completed the Material Submittals ahead of schedule and we are expecting to engage in Excavation work soon.
Kindly also keep record that from this point onwards for any communication, the Project development Company appointed “Albina Project Management” will be your point of contact and source of updates on all technical and logistical issues.
Due to the impossibility of communication through our IT systems from Dubai Investment Park site office, we have closed those offices temporarily to our customers and will be operational soon from another location. Please forgive the inconvenience caused, however the new location is much more accessible to Center of Dubai.
Since the project is totally on the construction process and the payments are done direct to escrow based on construction schedule, you will be updated via email to pay straight to the escrow account, as we proceed with the completion of the construction fazes. if you have paid less than 30% so far , kindly settle out the difference within the following 7 days to the escrow account directly. Like many of you even i am growing increasingly concerned. I have paid 70% and i beleive they have sold one building to many people. the escrow account name is not on serenity lakes 2 and i was asked to pay into that account only 20% rest is all gone in the previous account.i have contacted sameer and am ready to take legal recourse.
Anyone from avanti reading this, please be adviced that you now have to proove on ground reality that you are a serious developer, as we have lost faith in you.
Fellow investors I suggest we organise a meeting to discuss in person on the next steps.
A note to all investors :
I have conducted a few visits in the past few days to confirm some of the points highlighted by many of the invesotrs in this forum. Some of the findings are as follows :
1. Issam Daoud is indeed undergoing serious allegations by Dubai Courts and his passport is detained with the government so there is no where for him run ! ( I cannot confirm any other convictions becuase you would have to start a case with Duabi court to get more details and that entails more fees obviously)
2. I have visited the project management office named ‘ALBINAA project management’ and it is a legit office with proper documentation and legal rights. I have seen the design documents for Serenity Lakes 2 and 5 on two different plots namely 004 and 005. Apparently the two projects are under one name ‘Serenity Lakes’ registered in RERA. HOWEVER , ISSAM DAOUD might have been selling the same unit to more than one person at the time of booking the appartments and that is because my unit itself was sold to omeone else at that time but I managed to resolve the issue with a close friend who was working in Dumeirah (broker). I called my friend (who is no longer working for them any more) and he confirmed that fact!
3. The escrow account for Serenity lakes DOES EXIST in Emirates Islamic Bank and this means that the money of invesotrs in SERENITY LAKES project is safe! However it is not linked to any other project ( PALISADES, REFLECTION ….. whatever other projects AVANTI is claiming to undergo !). You have to make sure that the project is registered on the RERA website. If not, then you have a probelm! Most likely , Avanti used this project to scam many investors into other ghost projects. The money in the escrow account IS SUFFICIENT to complete the construction of both buildings for Serenity Lakes; I have verified the funds in the account itself mentioned in the RERA website.
Investors in Serenity Lakes might not need to be as alarmed as invesotrs in other projects given by Avanti. However, we need to register our units and the only way we could do that is through Avanti. We need someone who is working on the legal documention who could send us the proper official contracts, which in turn would facilitate the registration of the units. I think we might need a clarification of the list of all buyers in Serentiy Lakes project to make sure that the asme unit is not sold to more than one buyer otherwise it would be a scam regardless if the building is going to be built anyway!
Palisades’ investors, and other projects under Avanti, I do suggest that you verify the legality of this project.
I, unlike many of the Serenity Lakes investors, have paid 100% in October 2007 into the stard chartered bank account. This means that I am not even sure whether I will be able to retrieve any of my funds back even if I engage in a legal lawsuit against Avanti. The case would be a bit different if I had sent some of the funds into the escrow account. I will be forced to wait a few weeks to verify what the project management office has told me regarding the project. They expect to start soon (I HOPE !!). The man in charge is Imad Farhat; I have met the guy and he seems to be legit and he is concerned about the delay as much as the invesotrs becuse he is incurring costs related to the delay. I have even seen minutes of meeting with Nakheel , RERA AND ALBINA showing that things are rolling , but slower than expected. ISSAM DAOUD’s relatives have signed guarantees to start construction of the project otherwise ISSAM will be detained by the government!
If you have any comments on the subject, I would be more than glad to hear them. I have already receieved so many emails from concerned investors and am willing to take whatever action is needed but I do not want to incur costs that would not result in any results.

I am one of those unfortunate people who trusted that, being Dubai, a proper process was in place. Palisades is not happening. No one at Avanti is being in touch. Daoud after an initial contact has gone in to hiding it would seem. What are out chances of Palisades being in an Escrow and us getting out money back? I certaily don’t want to go ahead with these people and pay them any more money.

Hate to say this but anyone who invested in The Palisades had better start 2010 with the view that thy’ve lost their money:
1. Dr. Daoud is in jail and Avanti is no more, even though they claim the business is still alive.
2. The Palisades is never going to be built. We’ve all been ‘had’ by a member of the Abu Dhabi ‘Royal’ Family who has taken the deposits and done nothing. I guess oil wealth is not their only method of income!
3. With the current state of Dubai finances (ignore the stupid local newspapers; the state is in big trouble) the authorities are never going to try and get a company owned by a member of the Abu Dhabi elite to pay up. Sheikh Issa knows this.
4. There is so much real estate empty and in part-development in Dubai at the moment that the surplus will take a few years to fill before any new projects look viable.
Most of us invested to make money. Unfortunately, we invested at the wrong time and with the wrong people. It’s not fair (to us) but we lost this bet and should all move on. Trying to keep on with this matter in 2010 is only going to prove futile and depressing.
I really feel for everyone in this position but look forward and not backwards.
